A year ago, a house going under contract in the Reno, NV market usually meant a long wait. Sellers watched showings come and go for weeks before an offer finally showed up. This period, that wait got a lot shorter almost everywhere in the territory.

The shift wasn't a one-ZIP fluke. It happened independently in three separate parts of the territory, and it happened by enough that it isn't noise.

Across the entire Reno, NV territory, the median days on market fell to 60 days over the twelve weeks ending August 23, 2026, down from 85 days the same window a year earlier. That's the number this report is built around.

Most of Reno is moving faster to contract than it was a year ago, not just in one pocket of it.

In one section of Reno, the median run to contract dropped to 70 days this period, down from about 82 days a year earlier. Another section of Reno moved even further. There, homes went under contract in a median of 62 days this period, compared with about 106 days during the same window a year ago, the sharpest turnaround anywhere in the territory. A third section of Reno confirmed the same direction: 52 days this period, down from about 76 days a year earlier.

Three separate submarkets, three independent confirmations, all pointing the same way.

Not every corner of the market told that story. One section of Reno didn't speed up at all, at least not by any measure that held up statistically. What it did instead was reprice. In that section, the median sale price fell to $835,000 this period, down from $1,007,500 during the same window a year earlier.

That doesn't undo the territory's speed story. It's a reminder that one buy box can hold two different markets at the same time: most of Reno moving faster to contract, one piece of it adjusting on price instead of pace.

For a seller weighing when to list, the broader pattern is the useful one. Buyers across most of the territory are deciding faster than they were a year ago, which usually means less time between the first showing and the first offer. That's worth knowing before you set expectations for how a listing will move.

For anyone watching the section that repriced, the number worth sitting with isn't the pace at all. It's what comparable homes there have actually closed at lately, not what they closed at a year ago.

The question worth tracking through the fall is whether the faster pace across most of the territory holds once this wave of contracts finishes closing, and whether the section that repriced keeps drifting or finds its floor. Both will show up in the next round of MLS sold data, not in anything anyone can guess from here.
