In one part of the city, a listing barely has time to host a second open house before it is under contract. In another part of the same city, an owner can watch the better part of a season pass before a real offer shows up.

One Reno market is clearing quickly. The median home there went to pending in about 39 days, and standing supply ran to about 1.4 months at the pace homes are selling, one of the tighter readings anywhere in the territory. A year ago, that market's median sale price was $430,000. This period, it was $440,000, up about 2%.

Another Reno market is clearing far slower. The median home there took about 67 days to go to pending, with standing supply near 2.3 months, well over two months' worth sitting on the shelf. A year ago, that market's median sale price was $1,007,500. This period, it was $835,000, a drop of about 17%.

That is not a rounding difference. It is one city split into two absorption speeds inside the same twelve weeks, a gap too wide for one market story to explain both sides of Reno.

In Reno, a 39-day pending window means a strong offer usually lands before a seller has to rework the price. A 67-day window is a different experience entirely: more time to negotiate, more room for a buyer to ask for concessions, and in this stretch, a market that has already given up ground on price instead of holding it.

Slower is not the same as struggling, but it is not the same as last year either.

If you are a seller who wants certainty and speed, the quicker Reno market is where that shows up right now. List at the market and expect a decision inside weeks, not months. If you are a buyer looking for room to negotiate, the slower Reno market is giving it to you. Price there has already come down over the past year, and the wait to pending runs long enough to have a real conversation about terms before someone else does.

The number worth watching next period is whether that gap between the two Reno markets narrows, and if it does, which side moves. It could close because the quicker market slows down to match the rest of the city, or because the slower one finally starts absorbing the supply sitting on its shelf. Either direction tells a different story about where Reno is headed next.
